What is an HOA?
A Homeowners Association (HOA) is a self-governing body made up of residents within a neighborhood who collectively manage shared standards, common areas, and community decisions. As homeowners in this neighborhood, we are all members — and the board is how we get things done.
Serving on the board is a volunteer commitment, but an important one. Board members are the people who keep the neighborhood running, protect property values, and make sure our community grows with intention. With 42 lots and a lot of building ahead of us, the decisions we make now will shape this neighborhood for every homeowner who follows.
President: The operational leader of the HOA. Keeps the board focused, the community informed, and the neighborhood running smoothly. This is the person residents call and the board looks to for direction.

Organizes and runs the mandatory annual meeting and any other special meetings

Sets meeting agendas and keeps discussions on track

Serves as the primary point of contact for residents, vendors, and any local municipality or developer communications

Oversees enforcement of CC&Rs and community guidelines (with board input)

Delegates tasks to other board members and follows up on execution

Signs contracts and official documents on behalf of the HOA

Casts tie-breaking vote when board is deadlocked
Treasurer: The financial steward of the HOA. Responsible for making sure dues are collected, bills are paid, and every dollar is accounted for and reported transparently.

Collects and tracks annual HOA dues from all homeowners

Pays all HOA expenses and maintains accurate financial records

Prepares and presents a budget for board approval each year

Provides financial updates at board meetings

Maintains the HOA bank account and manages reserves

Flags any unexpected expenses or financial concerns to the board

Assists with any tax filings required for the HOA entity
Secretary: The record keeper and communicator. Makes sure nothing falls through the cracks and that homeowners are always in the loop.

Records and distributes minutes from all board and annual meetings

Maintains all official HOA documents — bylaws, meeting records, correspondence

Sends required notices to homeowners (meetings, votes, policy changes)

Manages the HOA roster and keeps homeowner contact information current

Handles incoming and outgoing official correspondence

Ensures the HOA stays compliant with any state or local record-keeping requirements
